Mosaic Holding Corporation is seeking an experienced and well-connected Property Manager to lead all operational, financial, and tenant-related aspects of the Dorchester Square Building, a high-profile 11-storey commercial asset undergoing a full repositioning to Class A status in downtown Calgary.

The ideal candidate will possess strong existing relationships with Sun Trade contractors and other key subcontractors in Calgary, enabling them to deliver cost-efficient, timely, and high-quality solutions across all building needs. This role combines day-to-day operational excellence with capital project execution and a strong focus on tenant satisfaction and brand positioning.

Key Responsibilities:

1. Operations & Facility Management

  • Oversee all building systems (HVAC, elevators, security, parkade, lighting, fire safety, automation).
  • Ensure timely and proactive maintenance with minimal downtime and maximum energy efficiency.
  • Supervise all ongoing capital upgrades: façade spider glazing, elevator modernization, washroom renovations, bike storage, and lobby transformation.
  • Manage vendor and trade scheduling to align with upgrade timelines and Class A reclassification.

2. Contractor & Vendor Management

  • Leverage pre-existing relationships with Sun Trade contractors and other suppliers to secure preferred pricing, expedited services, and top-tier workmanship.
  • Source, negotiate, and manage vendor contracts across all categories (mechanical, glazing, janitorial, electrical, security, landscaping, etc.).
  • Maintain a vetted network of contractors to rapidly respond to urgent maintenance or project needs.

3. Tenant Experience & Service

  • Serve as the primary contact for all tenants, including Mosaic subsidiaries, ensuring a premium Class A office experience.
  • Coordinate tenant move-ins, build-outs, and service requests with professionalism and urgency.
  • Implement high-end concierge-style service and building-wide tenant engagement protocols.

4. Financial Management

  • Develop and manage operating and capital budgets.
  • Monitor rent collection, common area maintenance (CAM) charges, service fees, and utility billing.
  • Analyze cost-reduction opportunities through smart procurement and vendor consolidation.
  • Provide regular financial reports, forecasts, and variance analyses to senior leadership.

5. Compliance & Risk Mitigation

  • Ensure full compliance with Alberta Building Code, fire/life safety regulations, OHS requirements, and environmental standards.
  • Maintain all required permits, licenses, elevator certifications, and insurance documentation.
  • Conduct regular property inspections and proactively resolve any deficiencies.

6. Technology & Digital Infrastructure

  • Oversee building automation, access control systems, and HVAC digital controls (Distech, BACnet/IP).
  • Coordinate IT/telecom upgrades to support dual ISP fiber redundancy, structured cabling, and future WiredScore readiness.
  • Ensure tenant connectivity, data room cooling, and backbone network resilience.

Qualifications:

  • 7+ years of experience in commercial property management, preferably with high-rise or Class A office assets.
  • Proven, active network of Sun Trade contractors and local Calgary subcontractors across trades.
  • Deep understanding of building systems, capital project coordination, and operational budgeting.
  • Strong communication, vendor management, and tenant service skills.
  • Proficiency with property management platforms (e.g., Yardi, Angus, or equivalent).
  • Familiarity with Alberta’s Commercial Tenancies Act, municipal codes, and health & safety standards.

Assets (Preferred but Not Required):

  • Designations such as CPM® (Certified Property Manager) or RPA® (Real Property Administrator).
  • Experience leading full building repositioning or modernization projects.
  • Exposure to LEED/BOMA Best certification or WiredScore process.
  • Strong negotiating background with trade pricing and maintenance cost optimization.
