The Role The Building Operator carries out the day-to-day execution of operations and maintenance programs to ensure uninterrupted tenant operations. This person is responsible for maintaining excellent communication with tenants, actively listening to their needs and act as a liaison between our tenants and our internal teams to ensure and fulfill tenant requirements and increase overall tenant satisfaction. You will also performing various tasks to ensure the building is properly maintained. What You Will Do
- Monitor and manage all the systems (Camera system, energy system and access cards), and complete meter reading tasks on a monthly basis as required.
- Conduct complete daily inspections of the building, both interior and exterior, and ensure that all equipment is operational and that the building is safe and clean.
- Advise on any discovered equipment issues promptly and follow through to resolution.
- Complete compliance inspections as assigned. Resolve compliance deficiencies as assigned.
- Complete assigned preventative maintenance activities.
- Plan preventive maintenance with de supplier for certain equipment.
- Ensure that all annual contracts are executed as agreed in compliance with FCR quality standards.
- Obtain multiple quotes for operational repairs as needed.
- Receive incoming work orders and follow through to resolution.
- Monitor and inspect progress of various repairs and address any site conditions that may arise.
- Carry out basic repairs, including painting, replacing a faucet, toilet or a ballast.
- Utilize existing Operational Technology and assist with the deployment of new initiatives.
- Update asset inventory data regularly as requested.
- Assist with the preparation of building certifications applications. Ensure ongoing requirements are met for current certifications.
- Deliver excellent customer service by addressing multiple tenant requests and assessing their nature directly on site.
- Urgently respond to incidents, ensuring life, property, and reputation are protected.
- Support restoration efforts and insurance claims.
- Manage multiple projects simultaneously.
- Ensure all procurement activities follow FCR policy.
What You Bring
- Building Operations certifications (BOMI BES Class II or Power Engineer 5th Class).
- Three (3) years of experience in building operations.
- Experience in providing exceptional customer service in real estate or retail.
What You Need To Be Successful
- Self-motivated and able to work effectively independently and in a team environment.
- Strong interpersonal skills with the ability to communicate clearly (written and verbally).
- A service-oriented attitude; cares about providing exceptional customer service, with the ability to problem-solve and offer solutions over a wide variety of disciplines.
- Excellent attention to detail and exceptional time management skills to coordinate multiple priorities and deadlines.
- Strong computer skills, knowledge of Microsoft Office, iPhone operation, and experience with Computerized Maintenance Management Systems.
- Working knowledge of Building Systems (Fire Alarm, Electrical, HVAC, Plumbing, Elevators, Security, Access Control, Building Automation).
- Working knowledge of Environmental, Health and Safety regulations and procedures, including national and industry codes such as WHMIS.
Additional Requirements
- Must be available to work on-call/standby after regular business hours and respond to emergency calls to provide sufficient building coverage on a rotational schedule.
- Must be able to work outside in all weather conditions, climb ladders, lift loads up to 50 lbs. and operate common hand tools.
