Due to continued growth of our residential portfolio, we are currently seeking an experienced Residential Property Manager. Reporting to the VP Property Management, the Property Manager is responsible for managing all aspects (e.g., tenant relations, physical condition, building operations, financial performance, construction, etc. ) of a portfolio of residential properties, including some with ground-floor commercial units.
Responsibilities:
- Manage the day-to-day operations of a portfolio of residential and mixed-use residential properties, ensuring a high standard of service and building performance.
- Ensure superior tenant relations through professional communication; proactive consideration of tenant issues; and implementation of new work processes to meet and exceed client expectations;
- Effectively respond to high-level tenant issues in a timely and courteous manner;
- Oversee all aspects of building operations, including the preventative maintenance program, repairs and tenants’ requests, as applicable;
- Manage work of building operators and subcontractors to ensure Company performance standards are met; and work is completed;
- Coach, motivate and provide leadership to staff; while maintaining positive Company image;

- In conjunction with the Accounting team, prepare annual CAM and operating expense budget;
- Control expense commitments and develop expenditure procedures to adhere to budget guidelines;
- Attend property tours to look for and identify building concerns and make recommendations to correct deficiencies (when applicable), identify opportunities to improve building operation;
- Ensure compliance with the Residential Tenancies Act, fire and life safety requirements, and all applicable municipal, provincial, and federal regulations.
- Ensure that OH&S legislation and regulations are being adhered to as per company’s safety program;
- Ensure key process and procedures established by the company are followed as they relate to work management, purchasing, safety and employee relations;
- Update and maintain equipment, repairs, history and inventory information in electronic building information system;
- Collaborate with the Leasing team to ensure timely and efficient unit turnovers, and to coordinate capital projects undertaken by the Landlord. Foster collaboration between various divisions (property administration, mechanical/electrical, property accounting, etc.) to maximize tenant experience;
- Provides leadership in customer service philosophy and attitude.
- Attend to after-hours emergencies if/when required.
Education and Experience:
- Minimum 3 years’ experience in residential property management, preferably with multi-unit residential buildings (other relevant backgrounds may be considered);
- Relevant degree or diploma (Business, Commerce, etc.)
- Experience working with budgets; financial acumen
- Commercial property management experience considered an asset
- BOMA designation considered an asset
Skills and Knowledge
- Strong understanding of property management;
- General knowledge of building and operating systems (e.g., general maintenance procedures, HVAC/electrical/mechanical systems, etc.);
- Strong working knowledge of budgeting principles; cost analyses, financial reporting, etc.
- Superior tenant-relation skills;
- Ability to effectively lead/motivate a team of staff;
- Proven analytical and problem-solving abilities;
- Strong written and oral communication
- Ability to effectively multi task and address important time sensitive matters;
- ·Ability to remain calm and act professionally in emergency or stressful situations
