The Project Manager is responsible for overseeing the successful delivery of multi-family residential construction projects from pre-construction through to completion. This role requires strong leadership, construction expertise, and the ability to manage budgets, schedules, and teams to ensure high-quality outcomes that align with company standards and client expectations.
Key Responsibilities:Project Execution
- Lead all phases of construction for multi-family developments, including site preparation, foundation, framing, finishing, and occupancy.
- Manage project schedules, ensuring milestones are met and delays are mitigated.
- Oversee subcontractors, suppliers, and site staff to maintain productivity and quality.
Budget & Cost Management
- Develop and manage project budgets, track expenditures, and approve invoices.
- Identify cost-saving opportunities and manage change orders effectively.
- Ensure financial reporting is accurate and timely.
Quality & Safety
- Enforce safety standards and ensure compliance with OH&S regulations.
- Conduct regular site inspections and quality control checks.
- Address deficiencies and implement corrective actions.
Stakeholder Communication
- Serve as the primary liaison between internal teams, consultants, trades, and clients.
- Provide regular updates on project progress, risks, and solutions.
- Facilitate coordination between design, construction, and warranty teams.
Documentation & Reporting
- Maintain accurate project documentation including contracts, RFIs, submittals, and daily logs.
- Prepare and present project reports to senior leadership.
Qualifications:
- 3+ years of experience in residential construction project management, preferably in multi-family builds.
- Strong understanding of construction methods, building codes, and municipal permitting processes.
- Proficiency in project management software (e.g., Procore, MS Project, Buildertrend).
- Excellent leadership, organizational, and communication skills.
- PMP certification or equivalent is an asset.
- Valid driver’s license and ability to travel to project sites.
