Fundy Capital is a dynamic real estate investment firm managing a growing portfolio of residential, industrial, and mobile home community assets across Atlantic Canada. With a proven track record of performance and a long-term commitment to affordability, Fundy is expanding its operations alongside the launch of its first real estate investment fund.
We are currently seeking a Property Manager to oversee the day-to-day operations of our mobile home community portfolio throughout Nova Scotia and the broader Atlantic Canada region.
Role Overview
This is a hands-on role responsible for the day-to-day operations, performance, and upkeep of our mobile home communities. The ideal candidate is proactive, organized, and comfortable operating independently in a field-based environment. You will play a critical role in both asset management and fund operations as Fundy Capital scales its portfolio.
Key ResponsibilitiesProperty Management & Operations
• Rent collection and active arrears management across the portfolio
• Tenant communication, screening, and onboarding
• Regular site inspections and enforcement of community rules and standards
• Coordination of maintenance and repairs (roads, utilities, common areas)
• Managing local vendors (snow removal, landscaping, waste management, etc.)
• Maintaining accurate records and providing monthly reporting to ownership
• Lead day-to-day property management activities across the Fundy Capital portfolio
Team & Stakeholder Oversight
• Recruit, manage, and support site staff and resident managers
• Implement property management systems to drive performance, accountability, and reporting
• Coordinate with consultants, trades, and municipal stakeholders as required
Leasing & Revenue Growth
• Leasing and filling vacant pads to maximize occupancy
• Manage leasing activity across properties in Nova Scotia and other Atlantic Canada markets
• Maintain listings and handle tenant communications
• Support the implementation of revenue management software (Buildium or similar) across the portfolio
Capital Projects & Growth
• Supporting capital projects and site improvements, including MHC expansion initiatives
• Manage capital and tenant improvement projects, coordinating contractors, monitoring budgets, and maintaining timelines
• Assisting with budgeting and expense control
• Participate in due diligence for new acquisitions as the portfolio grows
Ideal Candidate
• 3+ years of experience in property management, mobile home communities, or workforce housing
• Strong track record in collections and tenant management
• Highly organized and comfortable working independently in a fast-paced, entrepreneurial environment
• Practical, solutions-oriented mindset with a willingness to be on-site regularly
• Familiarity with basic maintenance coordination and vendor management
• Strong project management, communication, and analytical skills
• Proficiency in property management platforms is an asset
• Experience with leasing, capex planning, or government funding is a strong asset
• Willingness to travel periodically across Atlantic Canada
Compensation
Salary plus performance-based incentives tied to collections and occupancy targets. Compensation to be discussed based on experience.
