Derby Holdings Ltd. is seeking an experienced Property Manager to oversee the day-to-day operations, lease administration, tenant relationships, and long-term value of its portfolio in Saskatoon, Saskatchewan, including Grosvenor Park Centre.


This is a hands-on position suited to a commercially minded property management professional who is comfortable taking ownership of a complex retail asset, working directly with tenants and contractors, managing budgets and operating costs, and coordinating capital projects and property improvements.


Key Responsibilities


Property Operations

  • Assume overall responsibility for the daily operation and presentation of Grosvenor Park Centre.
  • Ensure the property is maintained to a high standard, including building systems, common areas, parking, landscaping, snow removal, security, cleanliness, and life-safety systems.
  • Coordinate and supervise contractors, service providers, consultants, and property staff.
  • Obtain and evaluate service proposals and negotiate contracts and pricing where appropriate.
  • Respond promptly to operational issues, emergencies, tenant concerns, and maintenance requirements.
  • Monitor compliance with applicable legislation, municipal requirements, safety standards, insurance requirements, and property policies.


Tenant & Lease Administration

  • Develop and maintain strong professional relationships with tenants, from local operators to national retailers.
  • Serve as the primary point of contact for operational, maintenance, lease, and property-related matters.
  • Monitor tenant compliance with lease obligations and coordinate enforcement of landlord rights and remedies when necessary.
  • Coordinate tenant improvements, openings, closures, construction activities, and access requirements.


Financial Management

  • Prepare and manage annual property operating and capital budgets.
  • Review and approve invoices, purchase orders, contracts, and operating expenditures within established authority.
  • Manage tenant billings, operating cost recoveries, property taxes, utilities, and other recoverable costs.
  • Identify opportunities to improve operating efficiency, control expenses, and enhance financial performance.


Capital Projects & Asset Management

  • Plan, coordinate, and oversee capital improvements, repairs, and building projects.
  • Obtain competitive quotations, evaluate contractors, and manage project budgets and schedules.
  • Identify building and infrastructure issues early and develop appropriate repair or replacement strategies.


Risk Management & Compliance

  • Maintain appropriate insurance, risk-management, and emergency-response procedures.
  • Monitor property security and safety programs and coordinate corrective measures where required.
  • Manage tenant defaults, incidents, disputes, and property issues in consultation with ownership and legal counsel.
  • Maintain accurate property records, contracts, reports, and documentation.


Qualifications & Experience

  • 5+ years of commercial property management experience, preferably with significant retail experience.
  • Demonstrated experience managing a shopping centre, retail portfolio, or similarly complex commercial property.
  • Strong knowledge of commercial leases, tenant relations, operating cost recoveries, budgeting, and property operations.
  • Experience preparing and managing operating and capital budgets.
  • Proven ability to manage contractors, consultants, service providers, and capital projects.
  • Strong understanding of commercial lease obligations and the ability to identify and address tenant defaults and compliance issues.
  • Excellent communication, negotiation, organization, and problem-solving skills.
  • Ability to work independently, exercise sound judgment, and take ownership of issues through to resolution.
  • Strong computer skills, including Microsoft Excel, Word, and Outlook.


Compensation


$80,000 - $100,000
