Your New Role
This role is responsible for managing a portfolio of industrial and commercial income-producing properties across British Columbia and Alberta, taking a strategic and multi-disciplinary approach to leasing and asset management to enhance long-term value. Based in Vancouver (with exceptional candidates considered in Toronto), the Manager, Asset Management & Leasing will develop and execute strategic asset plans, oversee tenant relationships, monitor financial performance, and support mortgage financing, acquisitions, and disposition initiatives. Travel within Alberta and BC is expected periodically to support portfolio oversight and stakeholder engagement.
From a leasing perspective, you will lead day-to-day leasing strategy and negotiations across the portfolio, working to optimize occupancy, support renewals, and maximize asset performance. This includes marketing available space through third-party brokers or direct tenant engagement, negotiating new leases, renewals, expansions, and relocations, and reviewing tenant covenants and net effective rent calculations. You will also manage tenant relationships, resolve escalated issues, and monitor market fundamentals such as rents, vacancy, and incentives to inform leasing strategy and long-term positioning.
From an asset management standpoint, you will maintain and update strategic asset plans, collaborate with Property Management and Accounting on annual budgets and forecasts, and identify opportunities to improve long-term asset value through leasing, capital planning, and operating cost optimization. You will oversee financial performance, monitor key metrics such as NOI and cash flow, and develop cash flow models to support decision-making. Working closely with Property Management, Development, and Construction teams, you will help ensure properties are maintained to high standards while aligning leasing activity and capital initiatives with broader portfolio objectives.
What Sets You Apart
You bring at least three years of experience in commercial leasing, asset management, or real estate investments, along with a strong understanding of leasing processes and tenant negotiations. Experience with industrial and office assets — particularly in BC and Alberta — is preferred, along with a valid real estate license in Trading Services (BC or Ontario, depending on location). An Alberta license, or the ability to obtain one, is considered an asset.
You combine strong financial acumen with practical real estate experience, including property analytics, cash flow analysis, and valuation concepts. Experience with financial modeling, credit analysis, and investment underwriting will allow you to contribute to both leasing strategy and broader asset management decisions.
You are proactive, organized, and able to manage multiple priorities in a fast-paced environment. With strong communication and negotiation skills, you work effectively both independently and collaboratively and demonstrate proficiency in Microsoft Office and real estate platforms such as Argus and Yardi.
